Construction Manager

As a Full-Time Construction Manager, you will oversee the successful completion of projects throughout their construction phase. An ideal candidate will solve problems that arise, from design conflicts to material issues to keep work progressing smoothly toward completion. They should thrive in a highly collaborative environment and be adept at working under the guidance of the studio’s Principal, while simultaneously leading and fostering the development of staff and emerging professionals. The Construction Manager is expected to maintain a healthy work-life balance while executing projects at an exceptional level, with a particular emphasis on the technical execution of the designs developed by the firm’s design Principal. 

QUALIFICATIONS 

● Bachelor or Master’s Degree from an accredited college or university in the US, or its domestic territories 

● 5-10 years of relevant work experience under the direct supervision of a registered architect in US 

REQUIRED SKILLS 

● Strong building agency experience 

● Strong capability to move strategically into different roles during the course of the project 

● Excellent research skills to insure project code compliance and to help develop project technical specifications 

● Exhibit strong multi-tasking abilities which allow performance of the above responsibilities 

● Exhibit superb administrative and personal time management skills to seamlessly prioritize assigned tasks 

● Experience with MasterSpec is a plus 

● Experience with BlueBeam is a plus 

● Experience with Revit is a plus 

RESPONSIBILITIES 

● Leading, managing and overseeing construction of most or all architectural projects on a day-to-day basis 

● Managing the implementation of local and state zoning regulations as applicable to the project 

● Review and approval of shop drawings & submittals 

● Responding to Contractor’s RFI’s 

● Review of Contractor’s Payment Applications in a timely manner 

● Review and Approve Change Orders 

● Perform Punch Lists at Substantial Completion 

● Attendance at on-site construction project and OAC meetings 

● Develop field and supplemental instructions that will support/supervise the team members 

● Record and maintain accurate meeting minutes 

● Go on weekly site visits and issue filed observation reports using ArchiSnapper 

● Perform quality assurance checks on all drawings and documents related to assigned projects 

● Make decisions independently as part of the management team 

● Help develop design and construction documents for bidding and construction on multiple projects 

● Collaborate with the Project Architect and advise them when construction/cost changes have occurred 

● Advise the senior management team of any critical path, or long lead items 

● Exhibit entrepreneurial qualities that could support business development 

● In-depth review of drawings for constructibility and lessons-learned at each project phase using Bluebeam Revu 

● Prepare applications, draft responses to agency objections, define alternate approaches to achieve project approvals
